Another Factor that has been beneficial has been the very small impact the the recent floods had on the northside. Some areas did go under, but it was the usual low lying spots. No where near the damage that some of our southside or western suburb cousins experienced.
Since the work from home revolution started a couple of years ago we have seen a large exodus out of the big cities of Sydney and Melbourne, with tens of thousands of people relocation to Brisbane to make their new homes, whilst still working in their previous roles. No doubt the lower cost of housing here was a big attraction as well.
This increase in demand has put a lot of stress on the supply of available properties not only for owner occupiers but the rental market as well.
Rents have risen quite markedly as the demand for rental properties continues to remain strong.
So what is the recommendation when looking for a new investment property?
For Unit investment the recommendation is for established units in boutique blocks with a high land value content and a point of scarcity, such as district or water views.
In the house market the recommendation is looking for suburbs where supply is constrained, and there is not a proliferation of high-rise towers.
