If you own a home in the 4053 postcode or are looking to purchase one, you may be curious about whether Everton Park is a “good” suburb.

In this week’s post, we take a look at what Everton Park has going for it, and explain why we think we’re blessed to be where we are.

Do you own a home in the 4053 postcode, or are you thinking about buying into the area?

If so, you’re probably wondering whether the Everton Park area (and its neighbours in the same postcode, namely McDowall, Stafford and Stafford Heights) is a good one or not. After all, you want to make sure you’re in a lifestyle-friendly location, and you want to know if your property is going to go up in value.

To answer these questions and more, here’s a quick snapshot of what our suburb has going for it.

Good capital growth

Statistics from RP Data show that Everton Park’s median house price is growing at an average annual rate of 4.92%, currently sitting at $521,000. Over the last 5 years, houses have yielded 14.95% growth, which is a healthy number.

The same goes for units – with 5-year growth of over 17% and a median sale price of $425,000. These figures put Everton Park above the average for Brisbane suburbs. Good stuff!

Good schools and parks

In addition to the local state schools, there’s Mt Maria Junior and Senior Colleges, Hillbrook Anglican School, and Northside Christian College.

These schools all have a good reputation, and offer a great start in life to local kids. The local primary school is particularly admired, as is the abundance of parks in the area – a staggering 13 of them, including the well-known Teralba Park.

No wonder the most commonly used word to describe Everton Park is “leafy”!

Good transport

Everton Park is within the magical 10km radius of the CBD, and with all the transport options available, it seems like even less. Commuting is a dream!

While South Pine Road can get busy during rush hour, recent road improvements have reduced stress levels. Plus, there are countless bus services and trains to choose from, including Mitchelton, Oxford Park and Gaythorne.

Good shopping

Both Brookside and Stafford City shopping centres are within a few minutes’ drive of Everton Park, and there are a plethora of other options in neighbouring suburbs too.

Our leafy suburb seems to have struck a perfect balance between greenery, quietness, transport options and shopping.

Good views

Another lovely aspect of our suburb is its views. From a lot of our elevated streets, the city skyline is wonderfully visible, which definitely adds a dollar or two to our property values.

Facing in the other direction, we also have beautiful vistas of the Gap and beyond, so whichever view you have, it’s a pretty one.

Good homes?

This is the million-dollar question… and it of course depends on your personal tastes and budget.

Most of Everton Park was developed after the war, but in addition to the weatherboard houses, there are a number of older-type stucco homes and more recent designer homes.

If you’re looking at a home to which you can add some value, there’s a lot of opportunity in Everton Park. We’d recommend looking for an older home and performing some cosmetic upgrades – most of the homes in the area are at least 3 bedrooms, which gives you a fair amount of space to work with.

An established suburb with good prospects

All in all, Everton Park and its neighbours are established suburbs with low crime, lots of greenery, good schools and above-average capital growth.

It’s a great place for families, students, retirees and young couples. We love it here! If you love Everton Park too – like the facebook page!
